Any information collected through this website is used solely for the purpose of KIM’S CONDOS, LLC and not sold or given to any other entity.

Please review the terms and conditions closely relating to this reservation. Placing a reservation to use one of our condominiums or beach homes signifies your agreement and acceptance of the Terms & Conditions.

Renter must be 25 years of age to reserve a unit and check-in. We have a fiduciary responsibility to the owners of each condo and resort and must ask for photo ID if necessary.

Deposits & Payments

For reservations made 30 days or more prior to check-in a downpayment is required to book the unit, this downpayment applies to your rent. This does not apply to long term reservations of 28 days or more. Total payment is due 30 days before check-in. For reservations made within 30 days of arrival, the entire amount is due at the time of reservation. We accept MC, Visa, Discover, American Express, money orders and personal checks. A fee of $35.00 will be charged for all returned checks. We do reserve the right to charge your card on file if we have not received payment in full at least 15 days prior to your arrival date.

Damage Deposit

We do not require a damage deposit, however we do require either your downpayment or your balance to be paid via a credit card or if paying by check, we require a valid credit card to be on file AND for the renter to either purchase damage insurance or pay a $1000 security deposit. Damage insurance is a one time non-refundable charge of $55 and protects the renter in case of ACCIDENTAL damages that occur within the unit. This Vacation Rental Damage plan covers unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to management prior to check-out. The policy will pay a maximum benefit of $3,000. Any damages that exceed $3,000 will be charged to the credit card on file. If, during your stay at one of our Rental Properties, an Insured Person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or actual cash value of such property up to a maximum benefit of $3,000. Certain terms and conditions apply. Full details of the Vacation Rental Damage coverage are contained in the Description of Coverage’s or Insurance Policy (www.vacationrentalinsurance.com/G10VRD). The Vacation Rental Damage can be purchased up to, and including at, check-in. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly Kim’s Condos, LLC any amount payable under the terms and conditions of the Vacation Rental Damage. Please contact Kim’s Condos, LLC directly if you do not wish to participate in this plan or assignment.

Negligent Damage/Acts

If there are damages from negligence or intent or extensive cleaning charges reported on the unit or resort property, those funds will be collected from your credit card. Additionally, Renter hereby authorizes Kim’s Condos,LLC to charge the credit card for the cost of those repairs, replacement, services, telephone charges or extra cleaning for all damage, breakage and/or loss incurred during his/her stay. In the event of intentional damage to the premises, its equipment, furniture, or carpeting, Renter shall be responsible for damage costs, including collection costs and attorney’s fees. Documentation detailing excessive damages and a list of repair expenses will be provided to the renter, unit owner and legal authorities.

No Smoking

All homes and condos are Non-Smoking! No exceptions - $500 fee imposed for cleanup and freshening of the unit after a smoking violation is discovered. Please do not reserve one of our units if you plan to smoke in them. The owners of our units are adamant about the No Smoking policy and we have a fiduciary responsibility to see that their concerns are met and dealt with appropriately.

Cancellations & Refunds

Once you have made your reservation and it has been confirmed by our office, if you cancel your reservation at any time up to 30 days prior to the date of your scheduled arrival, you will forfeit your downpayment. If you cancel your reservation 29 days or less prior to the date of your scheduled arrival, Customer will forfeit all monies collected to date by Kim’s Condos,LLC. While not required, we do recommend obtaining travel insurance to protect yourself, this travel insurance is available to you when you make your reservation through our office or when booking online. Please let us know if you have any questions or need more information about the travel insurance.

If you have made a reservation and it has been confirmed, then if you need to alter it in any way, i.e. changing dates of stay, changing units, etc there will be a $50 fee to do the change. There are no changes allowed within 30 days prior to arrival.

While not required, we do recommend all notices of cancellation be emailed to [email protected].

Should the owner of any property elect to remove their property from our rental program, the guest shall not hold Kim’s Condos,LLC liable. In such an instance, the guest will be relocated to comparable accommodations determined by the rental agency. If comparable accommodations are not available, the guest will receive a full refund.

Kim’s Condos,LLC is not responsible for events beyond our control, e.g. inclement weather or maintenance issues.

Check-In / Checkout

Upon receipt of your payment, your Reservation Confirmation will be emailed to you.

Check-In is 4:00PM. PLEASE DON’T TRY TO CHECK IN EARLY!! We must have time to make sure the unit is cleaned for you. Renter will not be allowed to leave any personal items in unit (i.e.luggage, groceries) until unit has been cleaned and maid has left. This will be strictly enforced. You will receive your door code entry information by email prior to your arrival, if you have not received this within 5 days of your arrival please contact us immediately. If you will be a late check-in (after 7PM) please let us know so that we can make arrangements for you.

Check-Out is 10:00AM. NO EXCEPTIONS!!

Renter and Renter’s entire party must vacate the property not later than 10:00 am. Failure to check out on time could result in a $50 late fee per hour. All home and condos are cleaned and inspected upon your departure. All times noted are Central Time!

NO REFUNDS FOR EARLY DEPARTURES OR EVICTIONS!!

Pet Policy

Pets of any variety are not allowed and will cause a $300 fine to be charged to the renter’s card on file. This is because many of our guests are allergic to pet dander and we must use extraordinary methods to clean the unit after a pet is discovered in the unit. Additionally, some resorts are Not Pet Friendly for all units and impose their own fines and fees if they are discovered.

Cleaning

Renter agrees to maintain the cleanliness of the premises during the occupancy and to leave the premises in good condition upon departure. While we do not expect the renter to leave the unit spotlessly clean, we do expect the following to be done: 1. ALL trash should be removed from the unit, there are trash chutes on every floor. 2. Put all dirty dishes into the dishwasher, add automatic dishwashing cleaner and turn on. 3. If used, remove linens from sleeper sofa. If these housekeeping rules are not observed or the renter leaves the unit in an extremely dirty condition, a charge of $50/hour can be assessed on the renter’s card on file for additional maid service to clean unit for next guest.

Home & Condo Equipment

All homes and condos are privately owned and equipped for basic vacation needs. Bed linens/towels are provided in the unit as well as a starter supply of soap and toilet paper. You will need to bring or purchase additional supplies.


Maintenance problems in the home or condo will be handled in a timely and professional manner. The rental rate will not be adjusted due to any malfunction of equipment, which includes TV’s, air condition units, hot water heaters, stoves, washer/dryers, refrigerators, door locks, etc.

Additional Provisions

The agent may enter the premises at any time in the event of emergency, but will use its best efforts to give 24-hour notice for normal maintenance or sales inspections. During Spring Break, the unit may be inspected during the course of the week to be sure that the occupants are cooperating with the rules related to excessive overnight guests, smoking and parties.

Maximum Occupancy

Each property has a specific maximum overnight occupancy. Take note of the maximum number of guests allowed for an overnight stay in the homes and condos before making your reservation. We STRICTLY limit the number of pool tags to the number of sleeping guests allowed in each unit and make no allowances for additional guests. Pool passes are required for all guests 12 years of age or older and are to be used while on resort property and as a means of identification when re-entering the property on foot. The renter can only have as many tags as the unit they are occupying will sleep. Pool tags are to be left on the hook in unit at checkout. Any tags not turned in at checkout will be deducted at a rate of $10/tag from the renter’s card on file. Pool tags are not necessary for children under 12 years as they are to be accompanied by an adult.

Gatherings

Our properties are located in residential areas and are rented for personal vacation and family use only. Parties and other large gatherings are not allowed in individual units. Violators risk forfeiture of their deposit, rental fees, and eviction. Units are closely monitored during Spring Break each year and documented evictions have occurred in some resorts for overcrowding and partying in individual units. While we encourage young adults to reserve our condominiums to enjoy the beach and the surrounding areas and venues of Spring Break entertainment, Kim’s Condos,LLC strives to provide clean, secure and comfortable condominiums for the quiet enjoyment or our clients and guests and will not tolerate annoying, unruly or uncivil behavior.

Disclaimer

Although each property will be completely equipped for rental purposes, we cannot accept responsibility for aesthetic conflicts. We reserve the right to change units for any reason.

Furthermore, the Renter agrees that Kim’s Condos,LLC and the condo property owner shall not be liable to Renter, Renter’s guests, invitees or any other person for any injury, loss or damage to any person or property on or about the rental premises. Renter shall hold Kim’s Condos,LLC and the condo property owner harmless and indemnified from and against all loss or damage occasioned by use, misuses or abuse of any part of or fixture on the premises, surrounding areas and from or against any omission, neglect, or default of the Renter, his/her guests or invitees. The Renter acknowledges that Kim’s Condos,LLC is acting solely in the capacity of Agent for the property owner, and assumes no additional liability thereunder.

Parking at Resorts

All of our condos have restrictions on boat, boat trailer, jet skis/trailer, rv's and bus parking, please contact our office for specifics. Most resorts do not allow parking for golf carts, scooters, mopeds, and ATV/Slingshot type vehicles.
